General Remarks and Stipulations

SITUATION. The Estate is situated about 32 miles north of Ipswich and 25 miles
S.E. from Norwich in a good sporting part of the County. It is only eight miles from
Southwold and 9 miles from Beccles1 about 1 1/2 miles from Halesworth Station.

THE RESIDENCE. Comprises an exceptionally well-built and comfortable house
standing in the centre of a finely timbered parkland in a ring fence and completely
encircled by a belt of woodland.

 ACCOMMODATION. Lounge Hall. 15 Bed and Dressing-rooms and 3 Bathrooms.

Within the ring fence is the stabling, Chauffeur's Cottage and one Lodge.

Besides the house and grounds are one Lodge, ten cottages, two farms, allotments and
woodlands.

SERVICES. Acetylene gas. Cesspool Drainage. Well water. Main Electric light is
in the Village.

 SPORTING. The District provides good shooting and owing to the disposition of the
woodlands the estate would make a good small shoot. Additional good shooting is
usually available in the neighbourhood.

Golf at Southwold, Yachting at Southwold and Beccles.

 TENURE. Freehold.

 POSSESSION and TENANCIES. Vacant possession of the house, grounds and lodge
will be given on completion. The remainder of the property is subject to the tenancies
mentioned in the particulars and are let at rentals yielding about £296 per annum.

 OUTGOINGS.

 LAND TAX. 19/4 per annum.

 TITHE. £81 18s. 8d. per annum (commuted value).

 DRAINAGE RATE. £1 3s. 4d. (last payment).

 HOW TO VIEW. The property may be viewed at any reasonable time by appoint-
ment to be made through the Auctioneers.

 FIXTURES AND FITTINGS AND TIMBER. All fixtures usually denominated Landlord's
Fixtures will be included in the sale, together with the standing timber, but the
Tenant's fixtures and fittings, garden tools and outside effects according to an
inventory to be prepared by the Auctioneers, shall be taken over by the Purchaser
and paid for at a valuation to be made in the usual way, with the exception of those
tenant's fittings and fixtures to be removed by the Vendor.

THE PLAN AND SCHEDULE are based upon the Ordnance Survey (Edition 1930)
and are for reference only. They are believed to be correct. The property is open
to inspection and the purchaser shall be deemed to satisfy himself that the Particulars
sufficiently describe the property and any error or mis-statement shall not annul the
sale nor entitle either party to compensation.

TENANT RIGHT. The land is sold subject to all rights, if any, statutory or otherwise,
of any outgoing occupiers and the Purchaser shall indemnify the Vendors against all
claims (if any) in respect of the usual tenant right according to the custom of the
country or the Agricultural Holdings Act, 1923.

CULTIVATION. The description of the lands represents their state at the time these
particulars were compiled, but the land is sold subject to the rights of the occupiers
to vary these cultivations.

RIGHTS OF WAY AND EASEMENTS. The property is sold subject to and with the
benefit of all Rights of Way, Water, Drainage and other easements that may exist,
whether mentioned in these particulars or not.

BOUNDARIES. The Purchaser shall be deemed to have knowledge of the property
but if any dispute arises as to the ownership and position of any boundary fence, or
any point arising out of the Particulars, the matter shall be referred to the arbitration
of the Auctioneers, whose decision shall be final and binding on all parties and who
shall decide how the cost of such reference shall be borne.

The Vendor reserves the right to hold a Sale by Auction on the property at any time
before the completion of the purchase.

In case of any inconsistency between these Stipulations and Conditions of Sale, the
latter shall prevail.

Summary of Lots

Lot 1. The House, Parkland, 2 Lodges, Chauffeur's Cottage. Total area, about 83
acres.

 LOT 2. Corner Farm, Hall Farm, Allotments, Smallholding, 10 Cottages and Wood-
lands (in hand). Total area about 309 acres.

 MODE OF OFFERING.

The Estate will be offered as a whole and if not sold Lot 1 will be offered. Should
Lot 1 be sold, then Lot 2, the farms, cottages, etc., will be offered for sale by
auction locally at a later date; and failing the sale of Lot 1, then Lot 2 will be
withdrawn.

HOLTON HALL ESTATE

LOT 1.

Coloured Pink on plan.

Holton Hall is situated about half a mile from the Village of Holton and occupies a
delightful situation on the main Halesworth-Beccles Road. The park is entirely sur-
rounded by a road and is circled by a wide belt of trees therefore affording complete
seclusion.

The house is approached from the main road by a drive through the wood with
lodge at entrance which has accommodation:-- Kitchen, Pantry, Parlour and two
bedrooms. It is built of brick, stuccoed with slate roof. The drive terminates on the
north east side of the house in a gravelled forecourt. There is also a secondary drive
on the West side.

The house is a particularly comfortable family residence and is very well-built of brick
with stone dressings, and is covered with climbing roses, honey-suckle and wistaria.
Slate roof and sash windows. The entrance is through a porch supported by stone
pillars.

GROUND FLOOR:

HALL. 31ft. x 25ft. 6in. The pillars and Adam Freize were removed from St. James's
Chapel. York Street, London. The panelling and doors on the staircase came from the
Law Courts when they were renovated in 1875.

Leading from the Hall is a FLOWER ROOM with cold water tap.

GUN ROOM with side entrance.

THE LONG ROOM. S. & E. 36ft. x 17ft. 6in. Pine Dance Floor and carved oak
mantel, modern tiled grate, circular bay with French Windows to garden.

SMALL STUDY with grate.

Beyond the main hall is the Garden Hall with door to garden from which opens the
light and airy

DRAWING ROOM, S. & E. 27ft. x 17ft. 6in. Marble mantel and tiled hearth.

DINING ROOM, S. 21ft. x 18ft. 6in. Oak floor. Carved Oak mantel and tiled
hearth.

 A door leads to the Conservatory and the full-sized BILLIARDS ROOM, with marble
mantel and iron grate. Cloakroom with basin and separate W.C.

THE FIRST FLOOR is approached by two staircases the principal rising from the
Hall in two flights to a galleried landing from which opens

Pantry. Butler's Bedroom. Light Kitchen with a double oven Eagle range. Two excel-
lent cool larders. Scullery with Domestic Hot Water Boiler. Maid's Sitting Room.

Under the main building are high vaulted cellars. On the first floor are four maid's
Bedrooms and Work room. Housemaid's Pantry with sink.

 Outside is a back yard with W.C., Boot Room and Acetylene Gas Plant.

Stokehole for central heating in the basement.

SERVICES. The house is lighted by acetylene gas. Soft Water supply is pumped
from a reservoir through a filter by a petrol engine to the water tower. Domestic
water from deep well in Scullery. Drainage to a cesspool.

 THE GARAGE AND STABLING.

 At a distance from the house are the stabling and garages which are built round a
court yard, and are of brick with a tiled roof and comprise:-- Game Larder, Two
Storerooms, 2 Garages with accommodation for four cars. Stabling with two Boxes,
4 Stalls, Wash Box and Harness Room. Adjoining is a timber and tiled barn now
used as a workshop. Pig sties and Wood store. Nearby is the Chauffeur's Cottage
which is built of brick and with tiled roof and comprising Back Kitchen, Pantry, Living
Room, Parlour, 4 Bedrooms above. Fruit Room, Potato store and Potting Shed.

 GARDENS.

To the south is a wide lawn shaded by finely grown Beech, Chestnut, Oak and Lime
trees and a level lawn for two tennis courts. A Japanese garden with water lily pond
and flowering shrubs. Herbaceous garden surrounds the walled Kitchen garden
which has two heated glass houses, and is well stocked with fruit trees both in the garden
and on the wall. Cucumber House, Potting Shed.

The parklands practically surround the house and the finely grown oak and other
forest trees provide excellent shelter for cattle. It is watered by a number of ponds.

Opposite the West drive is the West Lodge built of flint with slate roof and con-
taining Living Room, Sitting Room, Pantry and Scullery, with two bedrooms above.

Outside is the coal shed and Closet.

 CORNER FARM.

Situated on the South end of the Estate and with long frontage to the Halesworth-
Beccies Road, and adjoining Holton Village, and comprising:--

FINE OLD BRICK AND TILED TUDOR HOUSE, having accommodation :-- Entrance
Porch, Two Sitting Rooms, Kitchen, Dairy and Larder, with cellars under.
On the First Floor, which is reached by two staircases, are Six Bedrooms.

Water obtained from a well.

A walled Kitchen Garden lies to the South of the house.

THE FARM BUILDINGS, which for the most part are built of timber with tiled roofs,

 Special Conditions of Sale

 1. The property is sold subject to the following Conditions and to the Law Society's Conditions of Sale (1934 Edition)1 so far as the latter are not varied by
or inconsistent with the following Conditions.

 2. The Vendors' Solicitors are Messrs. Pennington & Son, whose office is at 64,
Lincoln's Inn Fields, London, W.C.2.

 3. The date fixed for completion of each purchase is the eleventh day of
October next. The balance of the purchase money (credit being given for the
deposit of ten per cent. payable on the sale) is to be paid on that day and if not
so paid will carry interest at 5 per cent. per annum until payment.

 4. The title shall commence as to the greater part of the property with a Con-
veyance on sale dated the 28th day of September. 1887, made between Thomas Fowell
Buxton of the first part, Stanley Mundey of the second part. and Charles John Easton
of the third part as to a further part with a deed of Conveyance and Covenant to
Surrender dated the 28th day of July. 1893, made between Charles John Easton of
the first part1 Agnes Josephine Easton of the second part. and Thomas Boone Nelson
William Hughes Daunt and Thomas Charles Mundey of the third part. and as to the
remainder with a deed of Conveyance dated the 30th day of October, 1893, made
between Charles Tacon Thomas Henry Tacon and the Reverend Richard John Tacon
of the first part. Charles John Easton and Agnes Josephine Easton of the second part,
and Thomas Boone Nelson William Hughes Daunt and Thomas Charles Mundey of the
third part.

 5. Part of the property was on the 31st December, 1925, copyhold and is now
freehold by virtue of the Law of Property Act 1922. No further evidence shall be
required of the extinguishment of manorial incidents than the receipt for the com-
pensation money.

 6. The Vendors are selling as Trustees for sale.

 7. (i) Each Lot is believed to be and shall be taken as correctly described as to
quantity and otherwise and any error, omission or mis-statement found in the Particu-
lars, Sale Plan or Conditions shall not annul the sale or entitle any Purchaser to be
discharged from his purchase nor shall the Vendor or any Purchaser claim or be allowed
any compensation in respect thereof.

 (ii) This provision shall take effect in substitution for Clause 31 of the General
Conditions.

 8. Sub-clauses 2,3 and 4 of Clause 7 of the Law Society's General Conditions
shall not apply to the present sale.
